After-repair value is based on what a renovated property could reasonably sell for, but that estimate does not exist outside the market. Buyer demand, recent sales, neighborhood trends, and the supply of comparable homes can all influence the number. Investors evaluating fix and flip financing should therefore treat ARV as a market-based estimate rather than a fixed figure.

Start with recent sold properties in the same local market. A group of renovated homes selling within a similar range provides more context than one unusually strong transaction. Pay attention to sale dates as well. A comp from a very different market period may not reflect what buyers are willing to pay today. Active listings can provide additional context, but they represent asking prices rather than completed sales.

The quality of the renovation matters too. When buyers compare your finished property with alternatives, they will notice differences in kitchens, bathrooms, flooring, fixtures, outdoor areas, layout, and overall condition. If your budget supports a modest renovation, the ARV should be based on comparable homes with a similar finish level. Assuming a premium value without delivering a comparable product can leave a large gap between the projected and actual sale price. Market conditions can also affect the margin around your projected value. If buyer demand weakens or competing inventory increases, a property may take longer to sell or require a pricing adjustment, increasing holding costs.

This is one reason investors should prepare carefully before selecting fix and flip loans. A lender will evaluate the property, renovation plan, projected value, and overall deal structure rather than relying solely on the investor's preferred resale number. Building ARV from multiple relevant sales and testing the project against less favorable assumptions can help reveal whether the opportunity has enough room to handle changing market conditions.
